MAKING A HOMEOWNER CRY

This has been one of the toughest month’s for me as a home remodeling contractor.

Two of the potential clients that I visited with were brought to tears and another one was strong enough to hold back the tears but realized they threw away money.

WHAT WENT WRONG

The first of my heart breaking experiences happened in Palm Beach Gardens.  A woman, had a leak, which unfortunately led to mold.

But… the people she hired to “fix it” removed anything and everything that they could, down to the metal studs that were part of her exterior walls.

There is no easy fix to put her home back together, especially because it is part of a quadruplex. The homeowners association won’t let her rip down what is remaining from the exterior walls and now they are in danger of collapsing, her insurance company is denying the claim, and the “friends” that helped her weren’t licensed.

The only remedy she has is to hire a public adjuster to help her navigate the insurance company process and to hire a construction attorney to help her recoup her costs from the work that was done improperly.  Until she gets the homeowners association to grant her permission to fix the exterior walls, she is in limbo.

The next of my heart breaking experiences happened in Wellington where work was done without a permit and the second contractor is no where to be found.

A homeowner needed work done on his home. The “contractor” who only could work weekends was caught doing work on the home without a permit. The Village of Wellington issued a stop work order, fined the homeowner, and had the electric meter pulled from the house as a safety precaution.

The homeowner, after paying fines, hired another contractor. But, this contractor is now missing in action. I advised the homeowner that I could not do any work on the home unless the permit was closed. Like the previous homeowner, this job will remain in limbo until the legal ramifications are solved.

The last my heart breaking experiences this week also happened in Wellington.

A homeowner wanted to remodel their kitchen and have an addition put on their home. They hired a draftsman to draw up the plans. The plans did not reflect what the homeowner wanted! The plans were what the designer wanted to draw.

As a design-build contractor I have seen this time and time again. Some draftsmen or architects don’t understand the big picture and don’t understand how things are tied together. The homeowner, throughout our meeting, kept saying “but that is what I wanted.”

It is very frustrating to me that homeowners waste money on plans that won’t work. It is not that every designer/draftsman does a poor job… but I have seen it way too many times that plans are not usable because they are incomplete, don’t meet the homeowner requirements, or they are drawn incorrectly.

 BEFORE YOU CHOOSE TO DO A REMODEL

Think about how your change will effect the look of your home. Realize that the newer things may alter how the rest of your home looks. That doesn’t mean you don’t make changes.  But… think about how your changes can affect your vision of your home.

If you are changing the floors, do you want to change the doors, their thresholds, the moldings? If you are adding additional cabinets, how are you going to tie the cabinets together?  Will you need to resurface the old cabinets, change out all of the hardware, or replace everything?

Making all the cabinet pulls the same may not be so easy. How the new handles get installed may not cover old holes. The old hardware may not easily be removed.

When you do choose to remodel, look for someone with good listening skills who shares your vision for what your home should look like. Feel free to ask for references. Then, before you sign on the dotted line, check with your state to ensure your architect or custom builder is licensed in his or her field.

COACHES ARE ADVOCATES DURING THE HOME REMODELING PROCESS

The article: What the Heck Is a Renovation Coach (and Do You Need One)? on realtor.com caught my eye. According to the article, “[renovation coaches] aren’t contractors or architects, but they advocate for you in hiring those folks and managing their work. Coaches help with budgeting, design, meeting with vendors, and/or choosing materials. They may guide you every step of the way, or just help you get your feet wet…There’s no professional association for renovation coaches, so you’ll have to search for one…”  Of course, to me that is a red flag.

DANGERS OF HIRING A COACH

If the “coach” is not familiar with local regulations, permitting, order of operations, etc,. your remodeling experience can become a disaster. An expert home renovations / remodeling contractor can guide you through the process, understand your design needs, and tastes, and make your remodeling process stress free and on budget.

Interview your local contractor, speak with him on the phone, find out what types of services he provides and how he can make the remodeling process go smoothly. A true remodeling professional will coordinate all of the work so all you have to do is choose the materials (of course the remodeling professional can make recommendations of where to look and what to purchase) and enjoy your updated home.

Choosing the lowest price saves you money. 

This is not always true!  Although a low price seems tempting, you must ask yourself what is the contractor omitting or what shortcut is the contractor taking?

A True Story:

One roofer’s price on a job was $300 lower than the other price estimates.  The homeowner wanted to save money and accepted his proposal.  After the roofer installed the new roof covering, all the old shingles, tarpaper and nails were lying all the way around the house in the shrubs, trees, and grass.  When the homeowner saw the debris strewn throughout his yard, he was enraged!  The contractor told him that cleanup was not a part of his proposal and that was how he could do the job for less money than the other contractors could.

Signs of Trouble

One of the most common signs of trouble ahead is someone offering to do work for less money than others do.  Like anything else, you cannot get something for nothing.  Be careful of choosing your home remodeling / general contractor based upon the lowest price.

Are you sure you want to be your own general contractor?

IT WILL BE LESS EXPENSIVE TO DO THE WORK YOURSELF — REALLY?

One of the most common misconceptions about home remodeling is that it will be less expensive to do the work yourself or act as your own general contractor.

THINGS TO CONSIDER BEFORE DOING A DIY HOME REMODELING PROJECT

There are many things to consider before beginning a home remodeling project on your own.

SUBCONTRACTOR LICENSE VERIFICATION

First, you need to verify that every subcontractor or tradesmen you hire has the correct license and carries insurance.  If a person does not have Worker’s Compensation Insurance, or an exemption, then you are liable for their lost wages and medical bills if they get hurt while working on your home.

WHAT IF THE TRADESMEN DAMAGE YOUR HOME?

What happens if one of the tradesmen damages your home?  Your homeowner’s policy will not cover the damage caused by them.  A general contractor carries both general liability and builder’s risk insurance policies to protect you.

PERMITS… PERMITS… PERMITS

Although you can typically pull a building permit for your job if you live in a single family home, will the subcontractors you hire be able to pull their permits?  If you live in a multi-family dwelling, you will not be able to pull your own building permit.

Failure to pull a permit can cost you three times the original cost of a permit if the building department catches you.

If you decide to pull your own building permit, you will have to schedule your inspections, may need to take time off from work to meet with building inspectors, and you will have to take responsibility for all the work performed on your home.

WILL YOU BE AVAILABLE FOR INSPECTIONS? – TAKE A VACATION DAY

You may have to rely on the electrician, plumber, mechanical contractor, and roofer to pull their own permits and schedule their own inspections.  You still may have to take time off from work to make your house available to them and their building inspectors.

How much is your time worth?  When you schedule subcontractors and inspectors to come to your home you must ensure access to your house

BUILDING CODES… HOW MUCH DO YOU KNOW?

Do you know the latest building codes?  If you do not build to the current codes or hire subcontractors who do not build to the current Florida Building Codes, you could end up wasting money having to redo work.

PRICING…  YOU WILL PAY RETAIL FOR YOUR SUBCONTRACTORS

You may think you are saving money by contracting with trades directly, but they have multiple sets of prices.  One for contractors they work with all year long, one for the occasional contractor, and one for the public.   The public pays the highest price.

WHICH COMES FIRST… THE CHICKEN OR THE EGG?

It is critical to know the order in which subcontractors need to perform their work.  If you get the order wrong, you may need to remove a subcontractor’s work.  This will not only cost time, but money as well.

These are just a few of the potential issues that you may run into if you decide to act as your own general contractor.  Before following this path, consider the risks, the time you may waste, the monetary losses you could face, and the added stress of completing your home remodeling project.

Water Stains on the Ceiling and In the Attic

If you live in South Florida, every day seems like a rainy day and the afternoon storms are quite strong.  If you are noticing stains on your ceilings or leaks in your attic, it may be a result of broken or packed gutters or cracks in your roof or flashing.

Gutter Maintenance

Inspect and clean your gutters and make sure they are free of debris. Also, make sure your gutter connections are sound and the downspouts are clear.

Roof Tiles Cracked / Discolored or Broken Shingles

If you notice your roofing tiles are broken, cracked or missing, it is a sign that they need to be replaced. Walking on your roof, if you are not careful, can also cause tiles to crack and damage your roof.

Use a Camera From the Ground to Inspect Your Roof

Home Remodeling: Hidden Gems Inside Your Walls

What’s Inside Your Walls?

When we open up a wall during a remodeling project on an older home, we never really know what we will find.  It’s one of the most vexing and intriguing aspects of remodeling.

Sometimes we find a litany of unpleasantries: creative (unsafe) framing, questionable or illegal wiring, carpet over asbestos tile, and dead rodents of all types.  All of these things have to be cleaned out, and cleaned up, whether with a broom, a hammer and new studs, or an abatement company.   The expense involved varies, though it invariably involves additional cost to the homeowner.

House Age Related

Some of these problems can be generally anticipated based on the age of the home. However, there’s almost always something that surprises everyone: the rogue run of power cord buried in the wall, electrical tape covering the connections; the plumbing that would not have passed code anywhere at any time; the rock holding up three stories at the back of a home.  All of them make me shake my head and wonder: What were these people thinking?

House History

Those open walls also provide a road map to the history of the home.  It can be entirely evident from the framing where there was once a window or a door, or where stairs once ran.  All of these are clues to the home’s past, and the relative skill of those altering it – a sometimes cryptic record of remodels, both small and large.

Fascinating Finds

Inside the walls there are also sometimes amazing finds.  Sometimes it’s as simple as a scrawled number or measurement on framing lumber, or a glass soda bottle left unintentionally and plastered over before anyone noticed.

There’s also the newspaper.  At a time when insulation wasn’t commonly installed, many homeowners stuffed their walls with newspaper, or layered it on to try to keep the cold and damp out of their homes.

If Forest Gump had been a remodeling contractor he probably would have said: Opening up a wall is like a bowl of cherries – you never know what’s inside.

Is Your Water Increasing Your Electric Bill?

 

Not too long ago, I came across this interesting article. Who would have thought your water can be increasing your electric bill?

(BPT) – For many homeowners the biggest utility bill is electricity. Heating and cooling the home makes up nearly half of electricity costs, but the next biggest source is the water heater. Water heaters can account for up to 25 percent of total household energy use. Taking steps to improve the energy efficiency of a home with better insulation and more efficient furnaces and air conditioners can reduce energy costs significantly, as can making sure water heaters are operating properly.

Hard Water Reduces the Efficiency of Water Heaters

However, purchasing a high efficiency water heater does little good if the environment in which it operates is not right. The main culprit in reducing the efficiency of water heaters is hard water. Nearly 90 percent of American homes have hard water which contains high levels of calcium and magnesium. These minerals cause scaling, a buildup that clogs waterlines and plumbing forcing appliances to work harder and operate less efficiently. Hard water can reduce the efficiency of water heaters and increase electricity costs by as much as 48 percent according to the Battelle Memorial Institute.

Hard Water Damages Your Appliances

The problem can be particularly severe with electric water heaters. These can accumulate up to 30 pounds of calcium carbonate, a rock-like scale, eventually damaging the heating element which will have to be replaced. The cost of hard water is not higher just because of reduced energy efficiency and higher electric bills; hard water also damages appliances like water heaters, dish washers, shower heads and faucets. These must be repaired and replaced more often as a result.

Benefits of Soft Water

Kitchens benefit from soft water as well because soft water is up to 12 times more effective at cleaning dishes than increasing the amount of detergent used. Researchers also found that for washing machines, the most important factor in removing stains from clothing was water softness. Reduction of water hardness was up to 100 times more effective at stain removal than increasing the detergent dose or washing with hotter water. In fact, soft water can reduce soap use by as much as half.

How do I Know If I Have Hard Water?

To determine if you have hard water, look for spots and scale build-up on fixtures. “A less obvious indication is the lack of that luxury feeling of a hot shower you get at a nice hotel,” says Michael Mecca of Performance Water Products. “That feeling is not because of the nice towels and soaps. It’s because nice hotels use soft water not only for their guests’ benefit but also to protect their investments in boilers, piping and fixtures.”

Many water treatment companies offer free tests to homeowners to measure the degree of hardness in the water and offer appropriate systems that fit. “Hardness in water can vary widely in some parts of the country and pipe size, number of bathrooms, number of people in the house, types of showerheads and intended use all need to be considered for the right system,” says Mecca.

“Wells in particular are susceptible to hard water since municipal water departments often take care of the worst offenders such as iron-manganese-hydrogen sulfide. Even if you get municipal water you likely still have calcium and other hard water deposits and can benefit from a water softener. Systems for well water will cost a little more but it is well worth it,” he adds.

How do I Soften My Water?

The only way to truly remove the calcium and magnesium from household water systems is with a salt-based water softener. These remove the scaling in the pipes entirely by running the incoming hard water through a resin filter that traps the calcium and magnesium in the water – as well as any iron, manganese or radium ions. It then replaces them with sodium ions.

A salt-based water softener is one home improvement that will not only pay for itself but add value to a home. A properly sized quality water softener appliance can save a homeowner thousands of dollars over its life in reduced soap and detergent costs, electricity, efficiency and extended life for expensive appliances.

Home Improvement: Taking the Heat – Spray Foam VS Batt Insulation

Spray Foam VS Fiberglass Batt Insulation: Which Is Better?

Virtually every room addition and home remodeling project I have completed over the last 24 years has needed wall and ceiling insulation.  I understand the trouble homeowners are faced with when making the decision of which type of insulation to use due to the long term consequences.  While both types of insulation have their own unique pros and cons, this article will explain enough of the benefits and drawbacks of each type so you can decide for yourself which is best for your situation.

The Difference Between Price and Cost

Before getting into each type of insulation, it would be helpful to review the difference between price and cost.  Price is the amount of money you need to take out of your pocket to initially buy a product.  Cost is the amount of money you need to take out of your pocket over the lifetime of owning a product.  If you are remodeling a bathroom and just need to insulate the ceiling, the low price option (fiberglass batts) makes the most sense.  If you are adding 1000 s.f. of living space to your house, the low cost option (spray foam) probably makes the most sense if you have no intentions of moving.

Fiberglass Insulation Pros/Cons

The upside of fiberglass insulation is its low cost, availability in small quantities, and ease of installation by almost anyone.  The downside is that it allows a lot of air movement because it does not seal tightly to itself or structural members, it gets installed above the ceiling still allowing the attic above it to get very hot in the summer, and it is not as efficient of an insulator on an inch by inch basis.

Spray Foam Insulation Pros/Cons

The upside of spray foam insulation is many:  more efficient than fiberglass bath (inch per inch), near 100% air sealing, soffit and ridge vents are not needed, applied to the underside of the roof deck so attic is kept cool and a smaller size HVAC system can be used, and it won’t get stepped on and have its R-value reduced due to its application location.  It’s downsides include it must be applied by an approved application company and set-up/minimum charges start at about $1,500.

Home Improvement: Staying Home While Adding On

Will We Be Able To Stay In Our House While The Addition Or Remodel Is Being Built?

construction-webBefore hiring any home improvement contractor, think about the answer you get to this question.  While every room addition is different, I have never needed the homeowners to move out during construction of their project. Sure, if the entire interior had to be redesigned for wheelchair access or a second floor is to be built over existing living area, you will probably have to move out.

Like All Home Improvement Projects, A Room Addition May Cause Some Inconveniences

There may, however, be inconveniences like the following:

  • If existing bedrooms are being expanded into the addition, the occupants may need to move their furniture to another part of the house and sleep in the family room or bunk-in with someone else once the existing separation wall must be removed
  • If the garage is being converted into living space, the car(s) may need to be kept outside and a new place found for all your stuff.
  • If the HVAC system has to be relocated or the ductwork added to, there may be a period of time when you have no air conditioning.
  • If your outdoor shed has to be demolished and it currently houses your water heater, washer, and dryer, you may be without hot water and/or laundry facilities for a while.

With Proper Planning You Home Remodeling Experience will be Stress Free

And… ultimately the project will be completed and after a few weeks of enjoying your new space, any inconveniences will soon be forgotten.

Home Improvement: Will My Air Conditioning System Be Sufficient When I Do My Room Addition

Will I Need A Larger Air Conditioning System Or An Additional One For The Room Addition?

The answer depends on how much additional air conditioning is required, how old the existing system is, and whether you want a back-up system if the main system has a failure.  Sometimes it’s a matter of personal choice.

Bigger isn't always Better

Bigger isn’t always better!

Before expanding on each option, a typical notion must be dispelled.  Air conditioning is a prime example of where more is not better.  Having too large of an air conditioning system can cause the formation of mold and mildew.  This is because an over-sized system will cool the house down quickly and shut off, but not stay on long enough to remove humidity from the air.

Industry Change

Manufacturers have stopped making one ton units due to a lack of demand.  One and a half ton units are often too large for an addition.  If this is the case, the existing system would need to be replaced with one that is one ton larger.  This is easier to justify if the existing system is 10 years old or older, but sometimes there is no other choice.

Alternative Idea

Provided the addition has at least 600 s.f. of living space, or if part of the existing house ductwork can be fed off the new system to reach 600 s.f., a separate system is the way to go.  If one A/C system goes down, you can always stay in the part of the house that has working A/C until the other one is repaired.  If you only have one A/C system and it goes down on a Friday night, you and your family could be miserable and fighting with one another, or out more money for a hotel room, if it doesn’t get repaired until Tuesday.
