Adding a bedroom suite to your home can serve many different purposes. A “mother-in-law suite,” as it is often called, is a perfect living situation for your loved one that wants to keep their privacy and still remain independent.  Or perhaps you love your home, but your family has grown and you need another bedroom – just don’t add a room, create an oasis for yourself!

Generally, adding a suite will increase your property value. Future buyers see the added appeal of the addition that can be used as an office, a guest house/room, a temporary living area for a young married child or a returning college graduate, or as an alternative to an assisted living facility for an aging relative.

            Before you add on, there are things to consider:

LIMITATIONS

Your addition can include almost anything – including the kitchen sink! But, most municipalities in Florida do not allow you to add an oven or stove, because that will take your home from a “single family” designation to a “multiple family” designation – a violation in most areas. Bedroom(s), bathroom(s), sitting area(s), a utility room, or a kitchenette are fine. Your kitchenette can have a sink (or wet bar), cabinets, and even a refrigerator.

IF YOU HAVE A SEPTIC SYSTEM

In Palm Beach County, there are many rules you don’t often think about that may apply to your addition if you have a septic system. The size of your septic tank and the size of its drain field may limit the size of your addition – if you are adding a bedroom or a lot more living space. But don’t worry, you can always increase the size of the drain field or add another septic tank in series if your existing one isn’t large enough to accommodate the addition.

LOCATION, LOCATION, LOCATION

There are many questions that you have to answer:

Do you want to build out or build up? 

Building up is generally more expensive because you will need have scaffolding, stairs, etc. Additionally, if the space is for an elderly relative, you need to think about how they will get upstairs in the event they no longer can climb stairs.

How will you gain access to the addition?

Is there a hallway you can use or an exterior door?  It is best to have an experienced contractor, such as Leading Edge Homes, Inc., advise you on the best way to modify your current home to gain access into the addition.  And yes, you can break through an existing exterior wall to make an opening into the addition – even a load bearing one.

What is the maximum space that can be utilized for the addition?

Municipalities vary on the front, side and rear set back requirements. This may limit the size and footprint that you can use to add onto your home.

DESIGN WITH A PURPOSE

What is the purpose of the addition? Think about who will be using the area. I recommend planning for the future including designing with wider doors and hallways in case the occupants need to use a walker or wheel chair. Grab bars and no-curb showers are also something to consider – or at least have backing in the walls in the event you need to add grab bars in the future.

Whether you are adding space for yourself or a family member, the design phase is the most important!  Think about what you want, what special requirements you want, and how the area will be utilized. The cost for your addition may surprise you.

Hands down, when you need to more living space to improve your life style, the option to add a room typically beats the cost of selling your existing home and then purchasing a new one.

What you may not realize that even though you are only adding a 100 square foot sitting area, you may have to update other parts of your home.

Budgeting for Your Addition – Changes You Might Have to Make That Are Not Part of the Addition

Depending on the age of your home, you can count on any room addition having to meet the current adopted building codes. This includes, but is not limited to changes in the electrical code including new smoke alarm systems, updated hurricane protection and bracing, and meeting the International Energy Conservation Code with insulation, Window U-Values, and the efficiency rating of your plumbing and mechanical equipment.
Yes, it may surprise you that you have to upgrade your smoke detectors for all of your bedrooms, even though you are adding a family on the opposite end of your home.

Minimum Charges Add to Costs

You may not realize, but there other fixed costs that make the price of the addition seem higher than new construction.
There are structural engineering fees, permitting fees, possible county impact fees, and subcontractor minimums for your addition.  For example, concrete finishing will cost $450 whether the slab is 100 square feet or 1000 square feet because the finishers have a minimum charge. That’s $4.50 a square foot vs. 45 cents a square foot.  Minimums like this exist for most trades.

True Story

A potential client wanted to add a 100 square foot sitting room to his home. The calculated cost for the addition was almost $400 a square foot.  Ouch! I told him I wouldn’t recommend doing the addition.  The subcontractor minimums and the cost for upgrading the home to meet current code made the cost prohibitive for little return on his investment.
Adding a small amount of space doesn’t mean less cost!

Home Improvement: Staying Home While Adding On

Will We Be Able To Stay In Our House While The Addition Or Remodel Is Being Built?

construction-webBefore hiring any home improvement contractor, think about the answer you get to this question.  While every room addition is different, I have never needed the homeowners to move out during construction of their project. Sure, if the entire interior had to be redesigned for wheelchair access or a second floor is to be built over existing living area, you will probably have to move out.

Like All Home Improvement Projects, A Room Addition May Cause Some Inconveniences

There may, however, be inconveniences like the following:

  • If existing bedrooms are being expanded into the addition, the occupants may need to move their furniture to another part of the house and sleep in the family room or bunk-in with someone else once the existing separation wall must be removed
  • If the garage is being converted into living space, the car(s) may need to be kept outside and a new place found for all your stuff.
  • If the HVAC system has to be relocated or the ductwork added to, there may be a period of time when you have no air conditioning.
  • If your outdoor shed has to be demolished and it currently houses your water heater, washer, and dryer, you may be without hot water and/or laundry facilities for a while.

With Proper Planning You Home Remodeling Experience will be Stress Free

And… ultimately the project will be completed and after a few weeks of enjoying your new space, any inconveniences will soon be forgotten.

Home Improvement: Will My Air Conditioning System Be Sufficient When I Do My Room Addition

Will I Need A Larger Air Conditioning System Or An Additional One For The Room Addition?

The answer depends on how much additional air conditioning is required, how old the existing system is, and whether you want a back-up system if the main system has a failure.  Sometimes it’s a matter of personal choice.

Bigger isn’t always better!

Before expanding on each option, a typical notion must be dispelled.  Air conditioning is a prime example of where more is not better.  Having too large of an air conditioning system can cause the formation of mold and mildew.  This is because an over-sized system will cool the house down quickly and shut off, but not stay on long enough to remove humidity from the air.

Industry Change

Manufacturers have stopped making one ton units due to a lack of demand.  One and a half ton units are often too large for an addition.  If this is the case, the existing system would need to be replaced with one that is one ton larger.  This is easier to justify if the existing system is 10 years old or older, but sometimes there is no other choice.

Alternative Idea

Provided the addition has at least 600 s.f. of living space, or if part of the existing house ductwork can be fed off the new system to reach 600 s.f., a separate system is the way to go.  If one A/C system goes down, you can always stay in the part of the house that has working A/C until the other one is repaired.  If you only have one A/C system and it goes down on a Friday night, you and your family could be miserable and fighting with one another, or out more money for a hotel room, if it doesn’t get repaired until Tuesday.

A Room Addition May Mean Changes to Your Electric

Safety standards when you do a home remodeling project can protect you from an arcing wire.  It may cost more, but your life is worth it!

For safety reasons, a special kind of circuit breaker is now required for most circuits in your home.  Arcing wiring is a leading cause of electrical fires in homes, and many of them happen in bedrooms.

What Is An AFCI Receptacle?

Arc Fault Circuit Interrupters (AFCIs) have been required for circuits in bedrooms under the National Electrical Code since 2002, but they are now required on most other circuits as well. The AFCI is designed to trip if it senses an arc. The updated code calls for AFCIs on most circuits, including some that also must be protected by a GFCI.

What Is A GFCI Receptacle?

Most people are familiar with the Ground Fault Circuit Interrupter (GFCI), which is now widely installed in kitchens, baths and other areas with running water and is recognizable by the reset button on the face of the outlet.  The GFCI breaker trips when current flows unimpeded – the idea is to prevent people from being shocked.

Cost Implications

The increase in cost is potentially large.  Standard 15- and 20-amp breakers sell for under $10.  The AFCI breakers in those amperages start at $30 and up.  For a full 42-slot 200-amp panel, that can mean a cost increase of $1000 or more.  While the largest impact will be on new construction or complete rewires where panels are being assembled from scratch, the added costs can significantly boost the cost of remodels as well.

Summary

AFCIs can be temperamental. Check with your electrician if you’re having trouble with a tripping AFCI.  They may have suggestions about how to use your devices differently or may even try trading out the breaker for a new one.

The upside of the AFCI code is that it should reduce the risk of electrical fires in homes where the breakers are installed.  The downside is that it is likely to take many years before they become as ubiquitous as the GFIs we all know so well.

Put yourself in the shoes of a potential buyer. You pull up to a house you are interested in and you see the landscape, the trees, and the shrubs are not in the best of condition, but they’re fixable. Then you walk up to the front door and it is old looking, worn, and has splintered wood. You are about to literally walk through the door to your future… do you want it to look old and decrepit?

Now, picture a new, steel door with a fresh coat of paint. It looks strong and safe. This puts the buyer in a positive state of mind before they even step foot in your home.

A replacement steel door averages a 112% return on investment – by far the highest return.

2. Manufactured Stone Veneer

This is the first year projects involving manufactured stone veneer have been included in the report. The cost and value estimates are based on a project that calls for installing 300 square feet of manufactured stone veneer on the bottom third of a house.

The appeal of this project is in making a good first impression and giving the house an upscale look.  That’s why this project averaged a 93% return on investment.

3. Garage Door Replacement
